How to determine which companies you should at least avoid

If you are willing to cut corners when it comes to exterior walls, you can cut corners as much as you like. It is difficult to tell immediately after construction has been completed whether corners were cut, and it is not possible to tell until several months or even years later. Wood and roofs will not last long unless you carefully remove peeling paint and dust before painting.
There are many ways to cut corners, such as eliminating this hassle, applying the finishing paint only once, or using a cheaper paint that is different from the specifications (estimate).
Furthermore, no matter how good a paint the customer chooses, if the contractor applies a thin layer of paint, the paint's original performance will not be demonstrated. It is not uncommon for homes to start chalking or fading after about 5 years even if painted with silicone or fluorine.

Undercoat and topcoat colors

This question is designed to find out what the business owner really thinks. This response will tell you whether the contractor usually paints in different colors and submits photos. How about that.     Wouldn't you rather leave it to Company B than Company A?

If you paint in a different color, the number of paint cans may increase by 1 to 2 cans compared to the same color, so considering the cost (*depending on the area to be painted), we basically apply the same color, but if you are concerned, we will We also suggest slightly changing the color of the paint and topcoat.

Construction begins with the selection of a reliable construction contractor.

We often hear stories like this, but they are also dangerous.
You can trust a company that explains the rationale behind the price, such as ``the price will be lower because we lower the grade of the paint,'' but you should never trust a company that offers a large discount without changing the specifications.  
Most importantly, in order to use the right paint and do the right job, you need the right price. 

Unless these three things are in place, construction with a high degree of completion will not be completed.
Some contractors respond to customers' requests for discounts by providing estimates that are almost impossible, but it is no surprise that this reduces the quality of the work.

I don't believe in "special for your home"


I can assure you, ``If you choose a color from these, we will cut the construction fee in half just for your home.'' ``We will use the scaffolding in the neighborhood, so the scaffolding fee will be free for your home.'' ``This month. If you're inside, we'll give you a special discount just for your home.'' These words, ``Special price only for your home,'' are all lies to get a contract, so don't trust the companies that engage in dishonest sales. Don't go.  

This isn't particularly cheap, it's just a discount from a particularly high price. People who choose a contractor based solely on price end up making a loss.
Also, people who don't trust companies that say only good things such as ``It's a big money store'' and ``We'll make it cheaper'', such as ``It won't peel off'', ``It won't stain'', and ``We have a 15-year warranty!''. I think it's good.

About payment terms

In the case of painting work, payment is generally made after the work is completed, or in two installments: once the work begins and once the work is completed.

Some unscrupulous contractors will disappear if you pay even a small amount before construction begins, so please avoid paying before construction begins.If you pay the construction fee at the time of contract, we will cover the consumption tax! 

Don't be tempted by such sweet words.

The reason why there is a huge difference in the price of painting work

Painting work is usually completed by a painter and a scaffolder. However, depending on the situation on site

・Waterproofing craftsman who specializes in caulking and balcony floors, etc.
・Exterior craftsman installing and removing the roof of a carport

In fact, there is probably no painting company in Japan that employs all of these craftsmen as employees. At our company, painting, waterproofing, and scaffolding work are carried out by our own craftsmen, but for other repair work, we use carpenters and sheet metal shops. The job of site management is to bring various craftsmen to the site at the right time and direct them to complete a single painting job.
Including this "on-site management fee", if you paint the entire house with urethane or silicone paint on a floor space of 30 to 35 tsubo, the construction cost will be approximately 800,000 to 1,200,000 yen. If a company clearly specifies points 1 to 5 and the price is around this price, there is a high possibility that the company will do the work to your satisfaction. I often hear stories of people doing painting work for 2 million yen or 3 million yen, but painting work doesn't really cost that much money.

*It is over 50 tsubo, and even if you use high-quality paint, it will cost less than 2 million yen.

However, this amount is the market price for a painting shop. If this company becomes a remodeling sales company, all the work ordered by the company's sales staff will be outsourced to subcontractors.
Estimates from remodeling companies simply add profits to estimates from subcontractors. It's hard to say exactly what a remodeling company's profit margin is, but it's generally around 40-50%.
